Loans

A refinance is not automatically cheaper because the rate is lower. It is cheaper only if the total you have left to pay goes down once the fees are counted.

## Compare totals, not rates

Ask your current lender for the payoff amount and the remaining total of payments. Then ask the new lender for the total of payments on the loan they are offering, including any origination fee. If the second number plus the fees is lower than the first, the refinance saves money. If it is not, a lower rate has not helped you.

## Resetting the term is the usual catch

Most refinance offers restart the clock. Dropping the rate while stretching a loan you were three years into can leave you paying more in total even though the monthly payment falls and the rate looks better. Ask for a quote at the number of months you have remaining, not the lender’s standard term, and compare that one.

## Fees to count in

- Origination or application fees on the new loan.
- A prepayment penalty on the old one.
- Title, recording or lien transfer costs where the loan is secured.
- Anything the new lender adds and finances, which then accrues interest.

## Break-even, plainly

Divide the total fees by the monthly saving. The answer is the number of months before you are ahead. If you expect to sell the car, move, or pay the balance off before then, the refinance costs you rather than saves you.

## Things that are not about money

A refinance can also change who holds the debt, whether the rate is fixed, what happens if you miss a payment, and whether the loan is secured against something you own. Those terms deserve as much attention as the rate, because they decide what happens on your worst month rather than your average one.

## Before you commit

1. Get the payoff figure and remaining total from your current lender in writing.
2. Get the new Truth in Lending disclosure and read the total of payments.
3. Add every fee on both sides, then work out the break-even month.
4. Check the new loan is fixed for its whole term and carries no prepayment penalty.

**Watch for cash out.** Rolling extra borrowing into a refinance makes the payment comparison meaningless. Price the refinance on its own first, then decide about the extra separately.
